What should I include in the sale of my house?

There is no right or wrong when it comes to what you choose to leave as part of your sale, as long as you clarify what is included when it comes to the value of the property.
You will be asked at some point to create an inventory which your solicitors will use as part of the sales process. This will cover things like light fittings, electrical appliances, curtains etc.

What is the difference between a fixture and a fitting?

I’ve been asked many times what is the difference between a fixture and a fitting. The answer generally comes down to whether it is removable. A fixture tends to cover anything bolted to the floor or walls. A fitting is anything that can be removed, so it is free standing or attached by a hook.

What should I consider as part of my inventory?

You should consider the following as fixtures and be clear about their inclusion; Boilers, Radiators, Built-in wardrobes, Bathroom and Kitchen fitting and cupboards, Shelving, Light fittings, fireplaces, house sign, alarm system.

You may also wish to add in any paintings, mirrors, carpets, curtains, blinds, electrical appliances and lights, beds, large furniture, greenhouse or shed, dustbins and satellite dishes.

Whether you are leaving them or not, you need to consider all these points to clearly note what is included in the sale.

Can I change my mind afterwards?

Once something is included in an inventory it is hard to remove it. Things can be offered in addition to the buyer and a private arrangement could be agreed, but the inventory forms part of the sale agreement and the funds that come from the sale of the house.
